What is a COI?+

A Certificate of Insurance (COI) is a document — typically an ACORD 25 form — that a vendor's insurance broker issues to prove active coverage: general liability, workers' compensation, auto, and sometimes umbrella policies. Property managers collect them from every contractor and vendor to confirm they're covered before work begins, and to protect themselves if something goes wrong on the property.

Do you replace insurance brokers?+

No. Coverloop doesn't sell insurance, issue policies, or give insurance advice — brokers and carriers still do that. What Coverloop replaces is the manual work of collecting certificates, reading the fine print, checking limits and dates against your requirements, and following up when something's missing or about to expire. Think of it as compliance operations, not insurance itself.

How long does setup take?+

Most teams are live the same day. Sign up, set your coverage requirements once (Coverloop starts with sensible defaults for property managers), add your vendors, and share their upload links. There's nothing to install — vendors upload through a browser link, no account required on their end.

What happens when coverage expires?+

Coverloop tracks every certificate's expiration date and starts an automated reminder sequence before it lapses — by default at 30, 14, 7, and 1 days out, on the expiration date itself, and again if it goes a week past due with nothing updated. You see it on your dashboard the whole time, and get notified directly if a vendor's coverage actually expires or stays overdue.

Can contractors upload directly?+

Yes — that's the default flow. Each vendor gets a secure, single-purpose upload link. They open it in any browser, drop in a PDF or a photo of their certificate, and that's it. No account, no password, no app to install. You can regenerate or revoke that link at any time.
